Central SoMa Rising: 13-Stories Across From The Bay Club

The exploratory plans to raze the two-story office building at 552 Brannan Street and construct a 13-story building with 77 residential units over ground floor retail on the Central SoMa site have been submitted to San Francisco’s Planning Department for review.
While currently only zoned for commercial development up to 55-feet in height, the site is slated to be rezoned with the adoption of the City’s Central SoMa Plan which could allow for a 130-foot residential building to rise across from the Bay Club’s SF Tennis site (which is ripe for development as well).
As proposed, the 552 Brannan Street project would include a mix of 32 two-bedrooms and 45 one-bedroom units, with parking for 34 cars and 80 bikes below.
And as reported by the Business Times, the development is “likely four or five years away” from being completed (at the earliest), and that’s assuming everything goes smoothly with the adoption of the neighborhood plan and height limits, and approvals for the project as proposed.

Donuts’ Days Are Numbered, Big Plans For SoMa Site
Plans
to raze the All Stars Donuts shop at 5th and Harrison, and the adjacent
building which Fitmob occupies at 5th and Clara, have been submitted to San
Francisco’s Planning Department for review.
And as
proposed, a nine-story building with 89 condos (18 studios, 24 one-bedrooms,
and 47 two-bedrooms) will rise across the 365-399 5th Street site, with a little commercial space
on the northeast corner of 5th and Harrison and an underground garage for 22
cars.
The
studios have been designed to average 430 square feet apiece, the one-bedrooms
676 square feet, and the two-bedrooms average 945 square feet. Ten of the
units are slated to be Below Market Rate.
And
while the Central SoMa site is currently only zoned for building up to 55-feet
in height, the “Harrison/5th” development team is counting on an up-zoning of
the site to 85-feet as envisioned in the City’s Central SoMa Plan in order to develop the
site as proposed.

Modern Condos To Replace Western SoMa Parking Lots As Proposed
With
the three Western SoMa parking lot parcels on the east side of 8th Street, between Folsom and Heron, on the market for $6.5 million, plans for a
modern 38-unit building designed by RG-Architecture to rise on the site have
been submitted to San Francisco’s Planning Department for review.
And
as proposed, the development would include a 1,200-square-foot café or retail
space fronting 8th Street, but it wouldn’t include any replacement off-street
parking spaces for the residences above.
The 349 8th Street site, which is zoned for building up to 55-feet in height and directly across the street from the massive 350 8th Street development underway, fronts 8th and Rodgers and is currently leased to a parking company with a 90-day notice to terminate.
